  • Obtain Loan Preapproval – This is the first step and should be completed before looking at property in order to avoid falling in love with a property that is beyond your financial reach. If you prefer a more personal touch, please contact any of our agents for a confidential analysis of your finances and counsel regarding the appropriate purchase price of a home or investment property.
  • Search Homes – Once you have decided what area of town you desire, picking the perfect home is the next step. Many people prefer to start the search on-line and then visit the homes in person. Allyn & Associates agents are available to pre-select the homes that meet your criteria and pre-screen the homes before you spend valuable time running around looking at homes that may not meet all of your needs.
  • Market Analysis – Once you have found the property you love and can afford, we can do a market analysis to properly value the property and inform you of market conditions.
  • Making the Offer – Even though the seller and buyer have a mutual goal (the sale of the house) it is very important to have that “third party” buffer for negotiating the offer. We fill out the necessary paperwork, assist in completing the financing and arrange for all inspections and disclosures. In the event the inspections require a re-negotiation of the price, we deal with the seller and their agent at that time also.
  • Closing – In California, we have what is called Escrow rather than closings. Escrow acts as a neutral third party and collects all the documentation necessary to transfer the title of the property from the seller to the buyer. As your agent we will be in constant communication with the escrow officer to ensure the transaction be as smooth as possible. We will assist with obtaining homeowners insurance if you need a referral and will make sure a home protection plan will be in place at the close of escrow.
